Each floor has at least one shared kitchen, with a total of 7 kitchens available. There is a laundry room with a washing machine and dryer, as well as an elevator and a secured bike storage. The residence features a peaceful garden and common areas for relaxation. The building is secured with a gate.

When is the earliest I can move in?
Availability starts from 1st of September, and rooms can be booked for 12 months. We do have a few options starting from 1 July too.
Do the common kitchens get cleaned?
Yes, every kitchen is professionally cleaned twice a week to ensure a hygienic and comfortable environment.
Is there any assistance or on-site support available at the residence?
We offer strong on-site support: a handyman is present 4 times a week to quickly resolve technical issues. Additionally, 4 residence manager assistants live in the building and are available for urgent situations. The main residence manager is also reachable in emergencies and is physically present once a week.
What do the fixed monthly charges include?
The fixed charges are monthly costs that cover utilities and shared services. These include water, heating, electricity, high-speed WiFi, maintenance of garden and common areas, waste collection, and administrative costs. For regular rooms, the charges are €130/month, and for studios, they are €160/month.
Can I see the room before I book?

How is the location? Is it safe?
The residence is located in the heart of Brussels, just 1km from the Grand Place. It offers easy access to shops, restaurants, and public transportation. The area is safe, with the residence being gated for added security.
How do I make a payment?
Rent and deposit payments should be made via bank transfer. For payment details, please refer to your contract
What are the needed payments before moving in?
Deposit: To secure your booking, due within 7 days of signing the contract.
Student City Tax: €261 for the 2025-2026 period, due before the contractual start date in order to receive your keys.
First Month’s Rent: Due before the contractual start date in order to receive your keys.
What is the cancellation policy?
Cancellations are possible up to 1 month before your rental start date with a 1-month rent compensation. After this period, cancellations are not allowed without a valid reason, even during your stay. For more details, please refer to the contract.
What is the deposit amount?
The deposit is equal to two months’ rent excluding fixed costs: €1,270 for a regular room and €1,830 for a studio. It is refundable at the end of your lease if there are no damages and the unit is left clean.
Are the rooms furnished?
Yes, all rooms come fully furnished with a desk, chair, closet, fridge, and private bathroom. A mattress is not included, but can be rented from us upon request.
What are the shared spaces like?
The building features a large kitchen on each floor (7 in total), equipped with an oven, electric cooking plates, storage cabinets, and a spacious dining table. There is also a common living room and a laundry room with a washing machine and dryer.
